Neighborhood Committees & HOA Covenant Updates
- Neighborhood Committee elections are under way.Ballots were mailed to every property owner April 29 & 30, to be returned not later than May 30.PLEASE RETURN YOUR BALLOT TODAY.

- At least one-third of all properties must vote to establish your neighborhood committee. Please vote today and assure your neighborhood’s voice in Covenant/By-Law amendments, as well as HOA Board of Director elections. Thanks to those who have already voted!
- Many thanks to those who have volunteered as Neighborhood Committee nominees.
- Once Neighborhood Committees are established, HOA Covenant amendments to address rental properties and protect Windermere home values will be discussed, drafted, and voted on, along with technical corrections and streamlining of language to improve understanding and remove obsolete language.

- PLEASE – For the safety of all enjoying Windermere facilities, NO motorized bicycles, E-Motos, skateboards, or other wheeled vehicles are to be ridden on tennis or basketball courts, or on the playground.Thank you!
- Windermere Park is for HOA residents and their guests only.It is funded exclusively by Windermere Property Owners, for Windermere families, and is not open to the public.
- Be SAFE around Windermere ponds.Respect private property.
- Windermere ponds add beauty to our neighborhood in addition to managing stormwater and flood risk for all of our homes.
- While several ponds have access from Windermere common areas, others are bordered only by private property with no common access.Ponds with no community property access include:
- Glenn Abbey Village (north and east of Springston Court, south and west of Glenn Abbey Lane).
- Crosswinds (north of Stillwater Court, south of Fairwoods Drive).
- All ponds on Ironwood Golf Course.
Please respect all private property along Windermere ponds. Obey restrictions posted on signs. Do not enter private property without permission of the owner. Remain on community property on those ponds with community access. More details on Windermere pond access can be found on the 2015 memo from HOA legal counsel Eads, Murray & Pugh accompanying this newsletter.
- PLEASE REMEMBER: IRONWOOD GOLF COURSE IS PRIVATE PROPERTY, AVAILABLE ONLY TO IRONWOOD PATRONS. No leisure walking or riding by non-patrons on Ironwood property is allowed. Ironwood management may have trespassers removed and prosecuted.
- We love your pets…. But please keep them on a leash.
- Fishers ordinance and HOA covenants require animals to be contained within your yard, or in a leash when outside your yard.
- Please remember to pick up all animal waste – no one needs to discover that “gift” in their yard or in a common area.
- Hamilton county ordinance requires a kennel permit for properties with more than three dogs.Please respect the right of your neighbors to quietly enjoy their property.
It’s a Wild, Wild, Life… But wildlife can be destructive.
- Geese can soil an area with waste and be aggressive toward neighbors and pets.Windermere HOA contracts for goose control including:
- Egg addling/oiling taking place through May 31, and
- Goose removal and humane relocation taking place June through July 10.
- These activities are regulated and require government permits.
- Muskrat burrows create significant shoreline damage around ponds, requiring shoreline structure mitigation, or generating holes and fall/injury risk to residents and landscape contractors.
- Please report muskrat issues and/or goose nests and nuisance geese to our Community Manager, B White, at windermerefishers@indyami.com.
Summertime is Project Time: HOA Projects & Maintenance
- The 106th & Windermere Boulevard entrance will be fully refurbished this summer, and landscaping around entrance walls refreshed. The islands will see all Bradford Pear trees removed and be beautified with native plants, trees, and rock gardens that will minimize future maintenance needs while generating a pleasant and sustainable environment.
- Pond bank stabilization will take place with rip rap installation at three HOA ponds, including:
- Windermere Park – full perimeter.
- Glenn Abbey Place/Glenn Abbey Village pond (north of Cheswick Lane, south of Springston Court) – full perimeter.
- Glenn Abbey Place (corner area of Glenn Cairn Court & Glenn Abbey Lane only).
- Regular landscaping includes:
- 30 weeks of grass cutting for public facing common areas and landscape easements maintained by the HOA (started April 8).
- 20 weeks of grass cutting for non-public facing common areas.
- 5 rounds of fertilizer/weed control (first 2 rounds applied).
- Mulched beds (edged early March), with seasonal flowers planted April, following Memorial Day, and after Labor Day.
- Shrub & tree trimming over the summer.
- Irrigation system maintenance and operation (supported by a new vendor in 2026).
- Additional landscaping may include replacement of damaged or dead entrance plantings and turf restoration as needed, particularly near neighborhood entrances.
- Monument walls under review. Following an initial engineering study completed this spring, maintenance and repair work for Windermere’s 39 different monument walls will be prioritized and bid out. This is likely to be a multi-year project.
What are your beautification projects?
Thanks for keeping your home beautiful. A well-kept property adds value to your home, as well as the entire neighborhood.
- Please trim trees and shrubs extending over sidewalks and streets. Shrubs must not spill over the sidewalk or street. Trees must be trimmed to assure minimum clearance of seven feet over the sidewalk.
- The City of Fishers requests minimum branch clearance over streets of ten feet at the curb and fourteen feet in the center lane of the road to assure proper clearance for school buses and fire/emergency equipment, as well as snowplows in the winter. Windermere HOA will be trimming community property trees bordering streets this summer and fall. Please complete right of way tree trimming in front of your home as part of your regular home maintenance plan. The City of Fishers reserves the right to trim right of way trees as it sees fit if property owners do not.
- Sidewalk repairs are property owner responsibility. Windermere HOA appreciates work done by City of Fishers to level sidewalks over recent years, but we cannot be assured funding for this work will continue.
- Any exterior CHANGE to your home (landscaping, swimming pool, fence, new paint or roof colors/materials, landscaping, etc.) requires HOA architectural review to assure it is consistent with and complements neighboring properties. You can find details on the HOA website (click HERE), and a handy checklist is HERE. Please note that incomplete architectural change applications will be denied and can be resubmitted with complete details at your convenience. Replacement with same items and regular maintenance does not require architectural review.
- If replacing your mailbox, click HERE for details on paint, size, lettering styles, etc.
- Yard lamp maintenance is pretty simple and necessary for most of our lamps, which are 20-30+ years old.
- A quick lens cleaning and fresh coat of paint can make a lot of difference. All yard lamps and posts are to be painted black, except Glenn Abbey Village, which is white.
- Candelabra bulb sockets and light sensor switches are available online or at local hardware stores.Use soft white (2700k-4000k) bulbs.No colored bulbs.
- Crossbars with balls are available online or at various local hardware stores for $10-$15.
- 3” posts with 84” height (allowing burial to support 66” top of post height) are available at local hardware stores for around $100.

- Keep it classy, not trashy!
- Store tools, equipment, landscaping supplies and trash cans indoors (garage) per HOA covenants and neighborly courtesy.
- Trash cans stored outdoors can attract vermin or be spilled during storms (or by vermin – those coyotes and raccoons can be wily!).
- Trash cans placed on street for same-day collection should be stored by evening.
Security & Safety Reminders:
- Fishers Police Department tells us the number of car break-ins is increasing.Be sure vehicles parked in your driveway are locked, with all valuables removed.Keep garage doors closed.
- Please park safely and wisely. Fishers Police Department will enforce municipal parking ordinances. For details on Windermere and Fishers parking requirements, click HERE.
- The City of Fishers is expected to soon issue new ordinances affecting the use of e-bikes, scooters, and e-motos.Click HERE for more details, and PLEASE make sure family members are riding safely.There have been several reports of unsafe riding on Windermere streets and at Windermere Park.The last thing anyone wants to see is an injured rider or pedestrian.Be safe and encourage others to do the same!
Windermere HOA Board Meetings are typically held virtually at 7:00 p.m. on the 3rd Monday of each month. Details are available on the “Active Resources” section of your dashboard found after logging on to www.windermerefishers.com. Owners are welcome to observe HOA Board meetings, which include time for public comments and questions. Meeting minutes are available via our HOA website HERE.
