Hope you and your family are enjoying a terrific summer. Between vacations, projects and yard work there’s always much to do, so save time for fun! Some updates from your HOA Board of Directors:
PROPERTY MANAGEMENT UPDATE:
Dana Stout, our property manager at Association Management Inc., is taking a leave of absence to address serious health concerns. We trust all Windermere residents join us in praying for Dana’s full recovery.
AMI President Mike Foxworthy will support Windermere until a new property manager is assigned. To maintain continuity through this transition, please use Windermerefishers@indyami.com for all email correspondence. Mike can be reached by phone at 317-915-0400, extension 8.

HAPPY INDEPENDENCE DAY! CELEBRATE SAFELY!
4th of July Fireworks: Please follow the Fishers fireworks ordinance! Fireworks are allowed between 10:00 a.m. and midnight on July 4, and between the hours of 5 p.m. and two hours after sunset on all other days from June 29 through July 9. See the full firework ordinance here, and PLEASE remember your neighbors (particularly children and pets) may not be as enthusiastic about fireworks as you are. Please be considerate and respectful as you celebrate.
Fishers Parks will be hosting three different fireworks shows around the city on July 4 at 10 p.m., including at the NPD AMP (6 Municipal Drive, special concert at 8 p.m.), Cyntheanne Park (12383 Cyntheanne Road) and over Geist Reservoir. Learn more.
SWIMMING POOL NEWS:
A small number of pool memberships remain available for purchase. Pool members can purchase guest pass cards (good for 5 visits) at the pool gate, and at www.windermerefishers.com. Pool members can also reserve the concession area for private parties, using the Pool Reservation Form on their personal dashboard at the HOA website.
Pool is open daily through Labor Day (Monday, September 1), with limited hours after HSE schools start the new school year in August.
HOA COMMUNITY PROJECTS:
Tennis and basketball court resealing and crack repair is scheduled for July, subject to change based on weather and other factors. Please be patient once resealing is complete and allow time for curing. After repair courts will be closed until safe for play without damage to court surfaces. BONUS: A second pickleball court will be added as part of this project!
Please check HOA website for updates on court resurfacing. The gate code will also be updated once coating is complete and courts are open.
Landscaping:
- New landscaping surrounding the pool house was installed before Memorial Day and looks great. PLEASE keep kids off mulched areas – some new plantings are being damaged by youngsters using mulched beds as a shortcut to play areas!
- 96th Street & Windermere Blvd. entrance will undergo full landscaping refurbishment this fall.
- 96th Street Berm will see dead tree removal and extensive pruning before the end of the year.
- Windermere Blvd. from 96th Street to 106th Street will see rejuvenation pruning this fall on overgrown shrubs exceeding 8’ in height along landscape easements (berms, entrances, etc.). They will then be maintained at planned heights with standard annual trimming.
- TIMBER! You will see a number of dead or diseased trees in different parts of the neighborhood marked with orange paint and/or tape. PLEASE DO NOT REMOVE TAPE. The plan is to bid and execute this project in the coming 1-2 months if possible. This builds on the more than 30 dead/diseased trees removed in 2024.

Ponds are being treated for algae regularly, with a new program established for golf course ponds. Please contact property manager with concerns including geese, muskrats, or pond conditions.
Monument Walls are being studied for necessary masonry work to assure their extended life and appearance. This work (tuckpointing, replacement of failed brick and limestone caps/footers) will likely take place over a couple of years.
WHAT ABOUT YOUR PROJECTS?
Please remember all exterior projects that alter existing plans require architectural approval before proceeding. This includes new paint colors, exterior renovations, new styles of windows, tree removal, pools, fences, landscaping, etc.
The review process protects all homeowners and home values by assuring changes/projects compliment the neighborhood and are executed with appropriate materials, colors, landscaping, etc. You can find forms and checklists at the “Documents” link at www.windermerefishers.com. The Architectural Review Committee (ARC) has 21 days to review and approve a project once a COMPLETE application is submitted. Please start early and allow plenty of time to confirm your application is complete!
YARD MAINTENANCE: PROTECT YOUR PROPERTY VALUES!
- Keep weeds under control with proper nutrition and weed prevention (chemical or natural).
- Trim trees to assure minimum 7’ clearance over sidewalks.
- Clear grass clippings from sidewalks and streets.Don’t discharge clippings to ponds.
- Trim shrubs bordering sidewalks to provide 6-12” clearance from edge of sidewalk.
- Your grass will thrive best if cut at a height of 3.5 inches.Don’t remove more than a third of blade height when you mow.
- If a neighbor neglects to properly care for lawns, trees or flower beds, the HOA may issue notices of violation and request prompt correction.The City of Fishers enforces its requirements if grass or weeds exceed 8 inches in height.Learn more about Fishers requirements and report high weeds and grass here.
SAFE, COURTEOUS DRIVING AND PARKING
- Drive carefully and watch for children, bicyclists, walkers, etc.
- Obey speed limits and stop signs.
- Don’t block hydrants, sidewalks, park opposite driveways or other vehicles, or within 20 feet of intersections or 30 feet of a stop sign.
- Report parking that violates Fishers ordinances here.
- Overnight street parking is prohibited.Don’t let your car get hit in the middle of the night!
- Overnight parking of commercial vehicles outdoors is prohibited.
- No camper, boat or RV parking.
- Windermere has requested additional Fishers Police Department attention to our most heavily traveled streets and asks all neighbors to set an example for guests and young drivers.
RENTAL LIMITS & REGISTRATION – NEW FISHERS ORDINANCE:
Fishers City Council recently imposed a rental property registration requirement and a 10% rental cap that applies to each Windermere neighborhood. All properties used as long term rentals must be registered and permitted by the City of Fishers not later than January 1, 2026. Windermere covenants prohibit short term rentals, including AirBnB, VRBO, etc.
Fishers is also enacting a 10% rental unit cap that will be applied to each Windermere neighborhood as a unit (e.g., Crosswinds, Woods Edge, Heritage Green, etc.). Learn more at fishersin.gov/rentalregistry.
