NEXT STEP: NEIGHBORHOOD COMMITTEES
You are invited to help improve our Windermere community by nominating a thoughtful resident to serve on your Neighborhood Committee. Official notices were mailed Monday, March 2.
Neighborhood Committees are an important step required to amend Windermere Covenants, Conditions & Restrictions (CCRs) to better protect property values by limiting rental properties. While the City of Fishers has enacted a 10% rental limit, recent action by the Indiana Legislature (see details here) removes that cap.
This leaves HOA covenants as the only way to manage the number of rental properties in a neighborhood.
Neighborhood Committees are critical to the CCR amendment process. The chair of each Neighborhood Committee is the “Voting Member” who votes on any and all CCR or By-Law changes as a representative of neighborhood property owners. Voting Members also elect the HOA Board of Directors.
Committee positions and the Chair/Voting Member, in particular, are important roles potentially affecting every owner’s home value and right to quietly enjoy their property. You may nominate yourself or someone else to serve, but only for YOUR neighborhood committee. If nominating someone else, please first confirm their willingness to serve.
Nominations close on April 1, 2026. Once a full slate of nominees for each neighborhood is confirmed, elections will be held via mail ballot to elect Neighborhood Committee members. This process should allow Neighborhood Committees to be fully established by the end of May.
